● Plan for the worst case scenario, but Pray for the Best.
● There is No Free Lunch! *Nothing of Value is Given Away for Free, (except Love & Kindness).
● Appreciate Kind, Loving & Loyal people. We are not weak, but “We need to Beware of those who would abuse us for their own greed”. R.I.P. Fellow Landlord & philosopher Howard E. Menking said, “There are Givers & Takers. Decide which 1 you are.”
● Beware of the Rule of Gold! Whomever Has the Gold wants to make the Rules!
● Attorneys, Banks & Insurance companies, usually win! It’s not magic. They have extra knowledge; experience; skills + They all Lobby for Laws in their favor!
● So never sign anything without reading & agreeing to it. Do not be rushed in to signing anything. If you are forced to sign, then write the words “Under Duress” with your signature in the same style.
● Know your competition well. A Truism is “Keep your friends close, & your Enemies Closer!”
● Protect your personal information & Don’t trust anyone!
● Never a borrower nor a lender be? Thomas Jefferson sd, “Do Not Spend your Money Before you have it!” Because we are in a society based upon credit, you must protect that credit rating!

● If forced to choose between a Friend & Money, Chose 1, because U will more than likely Lose the Other! But “if they guilt you into helping them”, *IOU’s are not a Contract! Take precautions, like: Put things in writing & call it a “Promissory Note”, with the time to Repay & Penalties if they cannot. If they refuse, They’re No Friend, or have a sense of entitlement! Do you owe them? If Not, Get collateral, In Your Possession, Before Loaning anything!
● Life is Not Fair. Don’t worry needlessly! Not if, but When bad things happen, just salvage what you can & move on!
